The Land/Built-Up Area Rebate Scheme was launched in 2018 by the Department of Information Technology, Government of Goa, to promote and support the growth of the IT industry in the state. The scheme provides a one-time rebate for the purchase of land to create IT office space or for the purchase of built-up office space for IT operations.
Benefits

Purchase of Land for IT Office Space:
• A one-time rebate of ₹40,000 per male employee and ₹50,000 per female employee.
• The rebate will be provided up to 60% of the cost of the land as determined by the Stamp Registration/Sale Deed.
• Maximum rebate for land purchase: ₹1,50,00,000. -
Purchase of Built-Up Office Space for IT Operations:
• A one-time rebate up to 20% of the cost of the built-up space as determined by the Stamp Registration/Sale Deed.
• Maximum rebate for built-up space purchase: ₹1,00,00,000. -
Employee-Based Rebate Calculation:
• The percentage of rebates is based on the number of employees of Goan origin:-
Up to 30% of employees on the rolls: 50% rebate.

30% to 60% of employees on the rolls: 75% rebate.

More than 60% of employees on the rolls: 100% rebate.

Rebate for Existing Units:
• Existing units can claim rebates on transactions made up to 3 years before the notification of the policy. -
Rebate for New Units:
• New units can claim the rebate on transactions made post-policy notification.
Eligibility

New and Existing Units operating in Goa.

Eligible entities include:
• Proprietorship firms
• Private/Public limited companies under the Companies Act, 2013.
• Registered Partnership Firms under the Indian Partnership Act, 1932.
• Limited Liability Partnerships (LLPs) under the LLP Act, 2008. -
Aadhaar linkage is required for the bank accounts of the unit and its partners/directors.

Udyog Aadhaar is mandatory for claiming benefits.

Employees must have been on the rolls for at least 12 months.

Direct employment proportional to the built-up space created, with 80 sq ft per employee.
Exclusions

Units availing similar financial incentives under any other policy of the Government of Goa are not eligible.

Units involved in certain excluded industries (such as sugar, cement, poultry, fire crackers, etc.) will not be eligible.

• Visit the Goa Online Portal and click on “Register”.
• Verify Email ID and Mobile Number via OTP, and complete the registration form. -

• After registration, log in using the provided credentials. -
Application Submission:
• Navigate to “IT Services” under “Services” and select the “Land/Built-Up Area Rebate Scheme”.
• Complete the application form and upload the necessary documents. -

• Upload required documents, such as Sale deed, Incorporation certificate, Business plan, etc. -
Application Submission:
• Submit the application and note the unique reference number for tracking. -
Disbursement:
• The rebate will be reimbursed in three tranches post Commercial Operation Date or from policy notification date, whichever is later.
